Dedicated Real Estate Attorney
Real estate is one of my main areas of focus. I frequently represent real estate developers with purchases, loans, obtaining local government approvals, drafting CC&Rs, exploring public utility options and more. In addition to representing developers, I represent clients in all other aspects of real estate, including title and boundary disputes, lien disputes, evictions, foreclosures and contract litigation.
Types of Real Estate Matters
I have a lot of experience in handling real estate matters from the ground up in terms of new construction. I most commonly work with people who are interested in buying or selling a home and want to make sure that there is a clear title and that contracts are drafted correctly.
I draft contracts and review those drafted by others. If there are issues involved that need to be taken care of, I resolve them, assuring my clients that the final outcome is legal and complete.
How Difficult Are Real Estate Cases?
Real estate cases can be tricky, which is why hiring an experienced real estate attorney is wise. Whether one is buying a small business or buying or building a home, both transactions are quite similar. Any time a sale is financed, the lender has to have a clear title.
A title company insures the title. Sometimes things go smoothly, and the buyer doesn’t need an attorney. However, if there’s anything complex or not quite right, I’ll step in and work with the title company or the buyer or seller and deal with specific problems.
Why Does Someone Need a Real Estate Attorney?
People have been buying and selling land and homes for hundreds of years, but because of the complex nature of real estate law—from easement for utilities to boundary line problems with neighbors—there are dozens of issues that can arise.
Most people buying a home may not know exactly what to look at while inspecting the home. They rely on the title report, which may or may not be sufficient. Most real estate agents and title companies are not experts in real estate law. Without the guidance of an experienced real estate attorney, it’s very easy to be taken advantage of in a transaction.
Why Choose Scribner Law, P.C.?
I have been conducting real estate transactions for nearly 30 years. I have worked with many developers and general contractors and have helped develop over 3,000 residential lots.
What sets Scribner Law, P.C. apart from the rest? There are very few attorneys who understand the development process or the complexity of the title work issues. I’ve done so much of it that there are very few things that can surprise me.
As part of my real estate practice, I also practice landlord-tenant law. I provide eviction services for landlords at a special flat rate. In addition, I provide single consultations to tenants who have questions about their rental agreements and legal rights.
